Delivery notes for Esporles & Puigpunyent
Most fincas have a gate from the Ma-1100 or Ma-1041 and a drive that a 7.5 t lorry can manage, though a few have a low branch or a dry-stone gateway built for a cart, and we check the width on a visit. In the villages themselves, Esporles has a main street a lorry can use but the side lanes are narrow, and Puigpunyent and Galilea townhouses often need a small crane over the roof. Nobody minds a lorry parked for a morning out here.
Fincas with room to spare
A finca terrace in Esporles can take anything in the range, and the question becomes what the family wants rather than what fits. Well water
Many fincas here are on their own well or a shared one, with water that is hard and sometimes carries iron. We test before filling and add a pre-filter on the hose when needed, which is a small cost against staining the shell on the first fill. Mains water in the villages is hard as everywhere.
Quiet
Puigpunyent and Galilea are among the quietest places on the island, and a pump that would be lost in Santa Ponsa traffic is audible here. Full-foam Signature models are the quietest, but for most people positioning the equipment bay away from the bedroom window is enough.
Stone terraces and old walls
Farmhouse terraces are often paved in old marès or irregular stone over rubble fill, which is not a base for 1,500 kg. We usually pour a concrete pad or build a stone-faced plinth at terrace height, and we match the local stone so the plinth looks like part of the house rather than an addition.
Cold nights
The valleys get colder than the coast, and frost on the terrace in January is normal. The spa does not care, but the pipework between the spa and a remote equipment room does, so we keep the plumbing inside the cabinet and insulate anything exposed.
Power to the back of the plot
A finca cuadro eléctrico is usually at the house and the terrace can be 30 m away, which puts the line in the 850 to 1,200 euro range, buried along the edge of the drive.
