Pollença townhouses were built tall and narrow, and the roof terrace is where the sun and the view of Puig de Maria are. Owners want a spa up there, and the two questions are weight and the lift. A compact Cala 5 or the Serra 5 is fine on most terraces once we have seen the structure beneath, and the crane lift over three storeys is a 450 to 650 euro item we include in the quote after a visit.

Villas around the bay

Port de Pollença villas are a simpler story. Flat plots, pine shade, a pool terrace with room for a spa beside it. The Serra 5 is the best seller here too, and the Mar 5 goes to houses that are lived in all year and want the quieter equipment. Many owners are British and spend long stretches away, which makes the app and the holiday check plan from 45 euros a visit part of nearly every conversation.

Wind in the bay

The bay of Pollença gets the tramuntana straight off the water in winter and the afternoon embat in summer. Covers are strapped at all four corners and we fit the cover lifter as near-standard, because a 2 m cover in a gust is a sail. Houses on the front line and toward Formentor also get salt, and the cabinet finish and fixings are specified for it.

Water

Pollença mains water is hard and the port has had seasonal pressure problems in August, so we time fills for early morning in summer. Some fincas on the Ternelles side are on wells and we test first.

Winter residents

A good share of Pollença owners spend the winter here rather than the summer, and a spa on a January evening under a clear sky is the reason. Running costs for a Premium 5-seater sit at 50 to 70 euros a month in those months, less if the cover is good and the spa is out of the wind.
